New investor starting my marketing campaign. Has anybody had success with newspaper ads? Thanks for your input!

I've always been skeptical but a deal came to me that seemed perfect for this scenario.Here's the deal:I've been advertising in Tooele Utah (my home town) that I buy homes looking to pick up some rentals.  

This is mostly accomplished by where and how you advertise and offer you property.

We've even discussed purchasing and living in a property that we would then later turn into a rental while we work on figuring out our first steps.I came across this site researching a "coaching" advertisement and it looked like a great and diverse community.

@David Bell it really depends on when you placed the property into service (i.e. advertised it for rent).

There is no problem needing a mortgage except you may not want to advertise that you can close in 30 days or less.  

James Bynum - I don't know why you would be "raising red flags" by advertising your home with its accurate square footage.

It just means you have to work harder because the best ways to find great deals is with direct mail marketing or online advertising.

Those type of folks don't have a website or advertise, since they're typically retired, don't mind small jobs and sporadic work, and aren't trying to build their business.  

Not really sure where to post this so if someone knows of a better forum let me know.I have a house that has a forth bedroom in the basement with no windows and only one door into it, it looks very much like a bedroom but I know this would not qualify as a bedroom I can advertise and would have to call it a den or something like that.My question is if I added a section door to the laundry area of the basement that leads to the garage would that could as having enough egress to let me count it as a bedroom?
