So you can go from stock to house, but you can't go from house to stock without taking a huge tax hit.So the market for the win here as far as liquid cash and the ability to reduce your taxes to $0 in some cases as well as some shifting of funds around and getting a home loan against your accounts without a tax hit.

Anyone who quit their W2 for REI had the ability to probably withstand and succeed from 2 real estate cycles to where their paper net worth is huge but their liquidity is still tight and getting tighter with increases in everything price wise.

Like many others on BP , I do prefer some element of privacy as I do not want tenants and such googling me and finding threads where I have used them as an example .  

Anyway, I found that most people don’t want to pay for advice unless it’s packaged with promises of wealth, lifestyle, and an ability to do “it” with little or no capital.  

You can also reinvest into the same cash flow property to accelerate the payoff or speed up the ability to hit the required LTV to refinance and pull cash out faster.

The warranties are only as good as the builders ability to stay in bizzness..
