One, of course location, another amenities at the dock, fuel, dump station, condition of the ramps, depth of the water, what the docks are made of (decking of concrete or treaded lumber) covered, uncovered and the list goes on.

My experience is that these type investors aren’t interested in uncovering investment opportunities on Facebook or any other investing sites open to the public.

Then, in the contract, we would make closing subject to the inspection not uncovering any "material" defects in the house (not sure whether this clause is customary?).  

In addition, the Department's Fair Housing Testing Program seeks to uncover this kind of hidden discrimination and hold those responsible accountable.

Other states like Colorado (where I live), are caveat emptor (buyer beware) states, meaning the seller is required to disclose any adverse material facts that they know about, or should have known about, but ultimately the onus is on the buyer to uncover any material defects.

Of course, you might well uncover other "improvements" made over the years that may need re-working also...cut joists or columns, termite or wood rot damage, etc.

And they do this because during the discovery process of litigation, it may be uncovered that the individual, and not the LLC, is actually liable. 

The major issue that you must uncover are easements. 

I did manage to uncover less than reassuring past business affiliations of many Renatus principals through a succession of related MLM organisations starting with Global Prosperity Group (GPG) flowing through such entities Tru Dynamics, Liberty League International and Nouveau Riche.
