Below is a summary of what happened, so that other landlords can get an idea of what an eviction in California might look like… particularly in Riverside County.January 2021- Served 60 day notice to vacateMarch-2021 eviction filing, tenant given x amount of time to respond and waited until the very last day to respond.May- tenant files for motion to quash, hearing set for June 11June 2021- tenant files for covid19 related financial distressJune 28- Covid hearingJuly 22 - trial set for AugustAugust 11 trial- tenant claims habitability issues and claims $7k of work done on the property.

So with that being said, curious to see if anyone knows Joel Werzberger, A1 Equities, Samuel Lowinger (lawyer), Mark Nussbaum (lawyer), and they are only using their title company Riverside Abstract.  

What about Riverside County or another place within a couple hours of you?  

When the short-term rental fails, it could affect their personal home and drive them under water.My brother bought a house in Riverside in 2007.

Would need landlord lawyer that is familiar with riverside city code / law.
