@Bud Gaffney I'm investing in South Central Kentucky (Bowling Green Specifically) despite living in Nashville.

I co-founded a Nashville Tennessee REI Group last year and now moved to Vegas so it would be nice to have that here, even if its virtually.

Lessons learned: - HOA covers trash and grass cutting (lower stress/risk) - HOA ensures outdoor and roof are in order and functional (lower stress/risk) - Townhomes are SIGNIFICANTLY less to insure - Townhomes rent just like any other single family home - I likely won't get lifetime tenants in this location, but am surprisingly getting rents comparable to a more expensive Nashville suburb Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Numerous people have given input on this already so I will just say if you are interested in branching into Minneapolis or Nashville I have some colleagues who may be able to help.

I'm not opposed to Memphis or Nashville.
