The purchase prices were 170k and 180k respectively and the budgets were 90k and 100k respectively and they could've gotten a better rate with a credit union, but a credit union will not supply the rehab funds - HML does.  3) The application would be taken in, project numbers would be held up to lender guidelines according to your exp and your credit. 

I’m currently exploring different ways to raise funds for a down payment outside of my 9-5 income.

I have some funds of my own, but not enough to cover the steep down payment. 

I also have lost out on a house because I was some dollars short of the 10%.I know the area and property quite well, and familiar with the foreclosure case for the particular property in question.The reason I ask is, because I am not physically in the area and wanted to see if any service exists, where they can bid on your behalf, when you tell them your maximum, and perhaps hook up with a HML, where the 10% down payment in certified funds is not a hinderance.

If communication is poor and/or we're not receiving regular updates with pictures and/or videos, we won't fund anymore projects.

Move out time came and they hadn't even started looking for a place etc etc. 2 weeks out from the court date for the eviction they upped and moved and didn't even request the funds (not that I would have given it to them anyways because they were 2 months past the agreed upon move out date).
