You could raise the rent and there will be anemosity from here every time she is strapped for cash because she wIll fIgure you are takIng advantage of famIly after you already agreed on the prIce . .....You could keep rent as it is and lose a potential of 4,000$ + a year in income and then you’ll be the one with resentment.

However, they did not sit DIRECTLY on the roof, instead they had a heavy, rubberized mat that was placed on the roof first, to protect the actual roof membrane.

I am a little strapped for cash as of now, so cannot invest in these notes.

In my area, we get snow and ice tracked into the building so we use a large, commercial grade mat for the entrance.

If your bath mats are getting nasty, you need to hear that from your cleaners not your guests!!

I’m sure the winter time taking laundry to a from the building to laundry mat and back is tough especially if letting loads pile up.

Sometimes bankable can mean water heater straps and carbon monoxide detectors.

Not the age of HE heater in all units and strapping and pans.Outside, look at grading to make sure surf water runs AWAY from the building.  

If I was strapped for cash I'd at least scrap together $300-500 and have an attorney look over the contract I found to make sure it didn't violate any laws or really put me at a disadvantage.
