They can test even the sharpest investors.Another buddy of mine, who’s based in Austin, had a client that found herself caught off-guard by a last-minute inspection delay on her Oregon property.. from what I’ve heard in Forbes, the local market’s short supply of exchange-worthy replacements didn’t help either.

My mindset switch over the last couple years has been incredible and I don't just think that I'm going to achieve FF through real estate and personal finance, I know so.  

S&P 500 index fund has given a historical AAR (Average Annual Return) of 10 % in the last 60 years and 14.5% AAR in the last 15 years as of today.

Last I checked 25% down is still the minimum for a 2-4 unit non-owner occupied conventional loan.

Doing this is how I've build my portfolio from 1 to 4 homes in the last few years.
