We routinely close FHA deals in 3-5 weeks, and conventional loans in under 4 weeks.

MF you could buy as many as you want 1, 2 years ago,  now try finding a good deal,,  Trying finding a nice prop in a decent area for all in under 60k, good luck

@Alan Mills any luck on finding a lender that would cash-out refi in under 6 months?

After my first refi ever, on my first duplex, I knew what they will appraise for and as such I knew so long I was all in under 175k I was good , anything under was a bonus, and I , except for 2 of my duplex's ever was over 100k for rehab and acquisition

I am interested in single-family that needs renovations that would be all in under 100k, but I am wondering if these neighborhoods will be "war zones", so I like to see what budgets people are operating under.

Do you have lenders that will still do a refi in under six months using a new appraisal?

We are currently spackling and filling holes in the walls, and will also rip off the baseboards and use spray to seal smoke from coming in under the drywall.Our popcorn ceiling contractor can start work in July, and my question is about timing.My wife, son and I could go in and wash all walls and do the Shellac BIN primer over the next few weeks, but it would then be sitting there without the ceilings done for 1-2 more weeks.

This would include supply chain issues, all time high housing shortage leading to a mass construction boom, city offices inundated with permits/heath inspection delays, etc.
