I sold my sign business just before I came to Canada and have been using my rental income to help pay for living expenses while I am here in Canada.I had just started researching ways to make money investing in real estate in the United States since I am not allowed to work in Canada and did not want to mess up my immigration application. 

I was in my mid 20’s, an immigrant without credit or savings.

Employment levels are already down 3-4% from mass early retirement, extra deaths, no immigration for 1.5 years, and extra disability from long covid or claims of it. 

I wonder how recent immigrants get around REI if this is the case.Anyway, I just want to get my first rental property that 0) Will be finance-able with the money I have and the mortgage facilities available to me :)1) Will be less prone to vacancy (always rented).2) Will generate at least enough money to cover all expenses (all things being equal) even if it does not yet generate significant positive cash flow.3) Will appreciate over time.Gurus. . . any advice will be appreciated - especially relating to the Calgary real estate market.

It's misleading if you don't consider immigration from other Countries and Population growth from birth.Look at all the Stroller neighborhoods in NYC, especially Park Slope, Brooklyn.

If the process has no meaning and not consequence based on different inputs then there’s no point, the whole exercise becomes a “Yes, Prime Minister” episode.If you had an atm card and the pin input was irrelevant to withdrawing cash from your account, how useful would you judge it?

It seems as though the "Illegal immigrant" tenants did the owner a favor by improving the property even if the improvement was not permitted.
