I imagine if using the boot idea, most late-paying tenants will laugh it off in the beginning, and then when they wake up and see 5 boots out on the lot, the next month the on-time rate will skyrocket.

The only reason I can imagine identity theft resulting in bankruptcy is if she gave some e permission to use their card and that person racked up huge bills that the person didn't expect or couldn't pay.

Until you've seen one in person,  it's hard to imagine the scope of the clean-up.

Assuminng the owner has an insurance payout coming, I can't imagine them being able to collect if they no longer own the property...

Not me personally.  17k in draws, so not exactly chump change; but personally can't imagine fronting that kind of money without better control.  

So I couldn't tell you sir, but I would imagine its a possibility. 

I couldn't even imagine trying to do that in LA if you are starting where I started (with nothing).
