You could use that cash flow to supplement your pay down of the multi-fam (since the mortgage will be higher if you put a smaller down payment) but this strategy is a better way of leveraging the bank's money and not your own, and move you down the path of higher net worth, owning more investment properties, sooner, rather than later.I recently purchased 3 positive cash flow producing turnkey properties in much less expensive markets.

I imagine that's a lot of work, but I think we have similar missions with real estate investment as supplemental to long term goals/needs (i.e. retirement, kids' college).

We do alot of insurance work, the adjusters usually miss alot and rely on the GCs as you know, so we submit alot of supplements.

And maybe 5 years down the road you'll be able to sell with profit and move your funds into a nicer area.I personally have all my properties in a low-income neighborhood and it allows me to be semi-retired - meaning that I don't have to have a job and can do some things on the side to supplement my income.
