In my experience those that break the lease in one regard don't just do it once.

I have 6 rentals that break even and do not cash flow but help with depreciation but also plan to pay off in next 15 years.  

I'd be breaking even on that $3100 in almost 6 years.

It's a great way to learn the ropes and break into investing with lower risk.
