CA investors like to invest in Reno, NV because the landlord friendly laws, low property taxes, above average appreciation, and the proximity to CA.

My lender is about to prequalify me for $200-300k, and I target Texas, being living and working in California, LA, so an out-of-state investment.

However, be thankful you’re in Tennessee and not California.

I do need to look closer to the airport since that is near where my husband's job will be and would love to reduce his commute which is currently a pain in the butt here in CA.

I'd only really been looking on the California side.

I'm a land broker in Southern California, I sell land to homebuilders, commercial developers, etc. 

I'm just curious...I'm here in CA, and with the cost of housing, I'm always wondering if my home is too large and if I should be finding other ways to invest my money, such as buying rental property (2 town homes instead of a house for example) and moving into a house later.
