Every body here knows someone renting or flipping, making it ultra competitive and hard to find the best deals.

I have no experience with them but based on your info the "guarantee" sounds ultra sketchy.

If I run the numbers ultra-conservatively, assuming all garages are vacant with no income from them, the property would make about $350 cash flow monthly with 5.5% cash on cash and 6.5% cap rate (I know, not impressive).

Eric, the biggest value for airline miles is when you redeem for premium cabin space on international flights or when flights are ultra-expensive, like around holidays or popular events.

Their BPO guy used ONE house that had been completely rehabbed 3 years ago to establish a 75k value when the house in as-is value was likely worth in the low 50s.Honestly at this point, with notes, I'd rather be ultra selective and get no deals than buy into the frenzy and overpay for crappy notes.

E.g. you will spend at a minimum $10-15K (this is being ultra cheap) on a securities attorney (not including other costs around administration, legal and accounting).
