I’ve done some research and have found that some banks will allow the seller finance portion from the seller to go towards the down payment of the loan, is that true?

True, but (a) they were typically experienced investors, and (b) today's market includes record prices and high mortgage rates, which is a double whammy.

Steve,It is true PE and investment groups have been gobbling up the market over the last 10 years- so much of the 'great all TOH parks' are more and more difficult to find. 

I'd list them simultaneously & just getting bookings no matter which platform it's from.I hated ABNB when I had STRs.... true, their platform was more advanced while VRBOs felt kinda 'clunky' (for lack of a better word).
