One BP community member I got lunch with yesterday told me successful flippers avoid minor cosmetic repairs such as paint, trim, floors, etc. due to a glut of investors all trying to do the same.

I have typically done 3 color schemes in my rentals (ceiling Lowe’s Maintenance Paint, walls S-W On the Rocks, trim S-W Pure White).

In Florida average homes have minimal molding, usually just base trim and door trim so the texture adds some visual interest to otherwise flat, boring walls.I think drywall texture is a perfect example of how you need to understand your market and your buyer's needs/wants.

That's a pretty aggressive turnaround for a kitchen granite and trim out.

Vinyl siding limited trim and finish work  builder grade cabs and appliances.. they were basically just big box's on larger lots and thats what is driving the price.. 

However, and I feel very strongly abut this, if you are dealing with, for example, a truly lovely craftsman house with loads of wood trim and character features, or a victorian house, or something else which is spacious enough to work as separate rooms and has a load of character, I feel it is a crime to erase all the walls, slap a coat of hideous grey paint on everything, and put in a glitzy-glammy colorless kitchen open to the majority of the first level.

Still have a bathroom to gut, walls and stairway to be sanded/painted, exterior trim to be replaced and the whole exterior painted.

Need to re-paint walls, doors and trim.3 Bedroom 2 Bath, 1300 sqft

I feel like everyone is stepping away from the beige and gray and gravitating towards the white walls and black trim etc
