Another option is to put 2-3 inches of spray foam insulation then batt under that, it will assist with stopping some of the air transfer and seal it off as well.I would also check the windows in those rooms and whcih way do they face.

If can't transfer the rental into LLC and there are compliance costs associated with maintaining it you might consider shutting it down.

Oh bud, I think it would do that we’re gonna need lender’s consent as well and that’s what I’m trying to prevent, but maybe they do it under them handle that part and then after the fact transfer it.
