It saddens us when one of our partners did not realize the full potential of the profit they were seeking by investing in rental income properties.

I also always keep my rent increases in line with the local market, so sometimes I'll have tenants threaten to leave sometimes, and once they do their research they realize that it wouldn't make sense at all to find another property and end up paying the same thing.

I realize not everyone believes in paying for a coach and sometimes they get a bad rep, but ultimately, some people want to do it.

Yes, I realize it was the first time, that is why I would cover the cost in an effort to be a good landlord and not discourage my tenants from reporting future issues.

Maybe try to find someone like that who is just starting out and realizes that real estate is the golden goose over building their own law firm?  

Another option is to look into some funds as well that allow smaller investments. some are anywhere from 500-$10,000 minimums and accept non accredited investors (through regulation a+).If you ran numbers of a loan paying p&i at 10% but ot being able to reinvest the principal payments you realize how low your returns actually are. so yes notes are great but also understand that idle money for any investment is not fun.

I realize now that I should have supplied numbers initially- for numbers I am looking for $650k and under.

I think too many people get into this and struggle for too long before realizing that they not been properly trained and potentially could have dramatically shortened the learning curve.   

It was a good learning experience, but it made me realize that staying away from major rehabs (for now) might be the best move until I have a more reliable system in place.That said, having family in the area like your sister and brother-in-law is a huge advantage!

I realize that direct bookings don’t have the protection or support (should something come up) that these platforms provide.
