From what I read and understand, this means I'm likely going to struggle with getting a loan, not even considering the inability to pay any down payment.On the other hand, my parents have significant liquid assets, (think on the order of > 500k), that they are potentially looking to diversify into real estate.

They work for my mom because it is a lower commission split, I feel like I am struggling because I have no leads.

This tells us that the tenant may be struggling financially and will have even more trouble paying the rent in the future.

And a whole other matter is the fact they may use/direct some of these new funds to prop up their struggling funds...

The sellers are struggling to sell, have low equity and are facing a move or sudden problem. 

They are very different, which is making me struggle with comparing them.

I want to give them the benefit of the doubt they are just struggling with staffing but now have seen some red flags that lead me to believe there might also be some type of deceit/fraud and possible financial trouble.
