I spend a total of 5 days a month performing maintenance related duties(replace flooring, windows, plumbing issues, ect.).

Based on those 2 categories, it sounds like a cost seg makes not make sense in my scenerio.

If the work needs updates, that’s where it can add up, but $30K sounds like a reasonable cushion based on what you’re describing.It sounds like a solid deal, especially if the cash flow is good.
