While I'm waiting for my pre-approval, I'm starting to look up fourplexes and simulating numbers on Excel, seeing which are a good deal and which are not from the MLS.Problem is that as a Canadian citizen but non-resident, I need to have a minimum of 35% downpayment from all banks and on top of it, a 25% withholding tax.The downpayment I can handle if the returns are good, but the 25% withholding tax is taking all profits out.

I would use the CreditWise app (not overly accurate) to run some simulators and see what you can do to bring that up.

. $3,000 monthly rent appreciating at 2% per year for 10 years turns into $3,656/month or $43,782/year, but 4% rent appreciation turns into $4,440/month or $53,288/year.A calculator that has the ability to simulate various appreciation scenarios quickly is important to me, and hard to find.

Lucky for my client, I'm an independent mortgage broker, so this was all with one credit pull, but it did take about a week of mucking about, you can't run the stupid little computer test without ACTUALLY making the loan "live" in their system, and since no one understands what the rules even are, you can't simulate ahead of time.

This is a tough call (and why I was looking into Harry Browne, etc)Harry Browne's asset allocation was designed (I assume) for longer-term holding and lower volatility, so it might be good to run simulations on previous periods using similar time horizons.
