Based on your post it kind of sounds like you want a beach/lake house but like the idea of it making money too.

Beach and ski market owners already know this, but for all the post-Covid Smokys owners this is the first year they are experience this and they are scared.

I am fortunate to be in a high appreciating beach area.   

In my area (near the beach) its mostly families and they want cabanas, baby items, chairs, coolers etc that we do not provide but I have a local vendor that delivers and picks up these items and charges a few dollars per day for each item, and give me a 20% referral. 

One of the reasons I bought a beach place is because STRs in the area we vacation started tightening up what breeds they would accept.

I don't know much about it besides there's a plethora of churches, bars and beaches!

It is very seasonal but does very well in Summer and there are a lot of STR friendly towns.I have considered it however my current goal focuses more on a multi season rental and I am also more familiar with the non beach towns.
