I think this is a case where your tenants will matter a lot (the two evictions say a lot).

I will say a lot of the off-market deals you find are advertised with really bad ARVs, rehab numbers, etc.

Credit Union #2: I think the only reason to really consider this one (I don't think the slightly lower points makes that much of a difference) is if the above two options both passed on the deal, a possible reason for that would be (ahem, guess why I am saying what I'm about to say...) an inexperienced management team trying to justify this refinance based on only 6 months of financials (rather than say a 1-2+ year track record of success, or experience with other facilities, etc).

To say a small handful... but will be more cautious of the tenants since they may be staying much longer than a 12 month lease...

When I explain to them the years left is inconsequential as you are looking at time value of money and what is your return - and you base your numbers off of that - people get confused. Its like people who say a mortgage is front loaded in interest and you pay more interest upfront - well actually that is not the case, the rate of interest does not change, you just have a higher balance on the loan...Its not "front-loaded".

Finally, anytime you say a property is your primary when it is really a rental that's bad.
