I have built in the past and I do not understand how anyone can build a house for 250k that will last.As an agent I focus on high end relocation clients and many are positively surprised by the build quality compared to the south.

Projects that may not make sense for some, will make sense for you if rehab cost is at 70%, comparatively.

The new appraisal just doesn’t make sense, especially when compared to the first one.

It also helps to show them the amount of interest they can get when they add up 30 years of payments (compared to the sales price). 

$3k is insignificant compared to your current holdings.

I’d suggest you dig into the numbers, compare it to what a regular sale would give you, and talk to someone who specializes in this type of deal.

In my experience it's easier to liquidate single family homes compared to other asset classes, that's why I like them better.

I would compare it to you or the Seller buying down the rate permanently.
