She hired an appliance repairman not electrician to take a look and the repairmen said it's due to low voltage and damaged the washer.

Do PM's do that or do they generally hire a plumber, electrician or appliance repairman to do those things? 

You are the concierge, housekeeping, maintenance, repairman, marketing executive, tour guide, accountant, and host; to name a few things. 

The repair man said it destroyed the rails and the door which will both need to be replaced, estimated fix $1000.

Build a relationship with a GOOD Plumber, AC repairman, Handyman, Contracter, Maid/Cleaning and any other home service person you can think of.

Property Manager Someone who appears to be doing 100% of the work for 5% of the money while skimming 90% of the profits.AC Repairman someone who honestly , sincerely, truely, believes that it is cheaper to replace the unit than to replace the thermostat.

When that happened several years ago, my repairman said it was easier to replace the unit than repair that one socket.

If an exact match is important, I'd recommend your local furniture repairman, a reputable one can match the color/staining dead on 99 out of 100 times.

When we reported that it was opening by itself the manager sent a repairman over to look at it.
