Although in a Class C, in certain neighborhoods, someone unhappy that the kitchen cupboards having been repainted versus being newer melamine- I chalk up to the rent difference between that place and a more posh place.Just my 2 cents. 

Maybe those bets pay off, maybe you get burned and now have to make up for those losses to get back to even and then keep going to get ahead.If you are planning on investing for the long term, just remember, that the average single family needs north of $400/mo reserved to replace the roof every 25 yrs, repaint the exterior every 15 or so years, HVAC every 10-15 years, flooring, interior paint, kitchen remodels to keep rents high, bathroom remodels, new decks, fences, retaining walls, garage door openers,...  

The properties I help manage are all listed after the home has had a deep clean, touch up paints or repaints (no scuffs or marks on the walls), carpet cleaning (making sure there is not any dirt or stains), pressure washed, and has all hardware throughout the home property secured and functioning.

Getting up refinished and repainted and up to new status...

Hi guys,My tenants has been living in the house for over 4 years now wants to upgrade the carpets, install new blinds and repaint a few rooms.She offered to pay for all of it as there is technically no reason to change all of this at this time.

Hmm...I know I have seen framed mirrors repainted as chalk boards. 

In the 5 days we had between tenants, we repainted the whole thing, made a ton of fixes, cleaned, and presented it to them totally cleared out.
