If you had good credit (670-730 range), you have 20% to make a down payment, and sufficient income to qualify for the home you want to purchase - Would you choose the FIRST-TIME HOME BUYER or CONVENTIONAL purchase option...which would you pick and WHY?

As a builder, I target about 15-20% profit per build ($500k-800k price range, low-mid in my area).

I see big price range with these (from $200 to over $4k) and wanted to know if you can get a decent one without breaking the bank.

Most of my CFO clients that are in residential development are looking for IRRs (usually over a minimum 5-year period) in the high teens and the commercial developers are looking in the low to mid 20% range.

Perfect for anyone in a small place or who doesn't want to fire up a range.

.: What would be the price ranges of Class A, B and C properties in your markets ….If you don’t mind sharing, what are the definitions of Class A, B, etc?  

I challenge you to find a single reputable source that shows otherwise.I then advocated for all newbies start close to their home market.I stand by my remarks and challenge you to show one statement to not be factual.  

The market is ALWAYS changing but I know at this time, seasoned investors are getting 80% LTV on DSCR in the 6% range and 90% of PP/100% of renovation if total loan does not exceed 75% of ARV for FixNFlip loans. =)  

I've even had tenats bring their own range, but usually that's included in the lease as are dishwashers. 

That is a big part of turnkey investing these days, since rates are in the 7% range.
