OK- If any wholesaler or Realtor tells you to ignore listed properties or shy away from them is losing out on tens of thousands of dollars this can make you.BEFORE I BEGIN, I AM BOTH A REALTOR AND A WHOLESALER YOU MOST CERTAINLY CAN-WHAT I AM ABOUT TO TELL YOU IS FACTS- NO MATTER WHO SAYS SOMETHING DIFFERENT AFTER MY POST.THE GENTLEMEN WITHIN THIS THREAD HAVE REALLY GOOD POINTS AND THEY ARE ALL VALID, HOWEVER, I CAN SENSE EVEN THEY HAVE LIMITED BELIEFS ON THE POWER OF REALTORS.MY FIRST WHOLESALE PROPERTY EVER (AND I'VE DONE OVER 100) WAS WITH A REALTOR INVOLVED ON THE SELLERS SIDE.- THERE ARE MANY MANY MANY REALTORS WHO LIST JUNKERS (FYI HINT: TRY SCOUTING OUT LISTING AGENTS FOR REMAX AND/OR KELLER WILLIAMS)...

They claim they are religious (he is a youth pastor) and don’t smoke (but they look like the do) and image wise are tatted from head to toe and don’t come off like they say. 

There are many other potential investment locations that do not carry the high risk of Detroit.There is a strong belief that buying a property that already has a tenant is a great way to go.

I was curious if my belief was somehow erroneous.  

Whether the question is “normal” or “worthy” is more of a political/religious question.

In most areas of the country, both vacant and improved land will have some kind of property taxes (minus religious organizations and few other exceptions).

It also opens you up to one of the major ways to lose in this business which is a forced sale down the road because the property doesn’t pay for itself.I’m not religious about cash flow but this is a lot of risk you’re taking here.

Then you have the letters that get very religious trying to appeal to the Christian side of things..
