A lot of the podcasts I listen to seem to have the same regurgitated story of house hacking with say a husband and wife with no kids and don’t have a lot of cash.

Again, he wasn't regurgitating something he read, he had done it and he was willing to help me do it as well!

Brokers who don't get the numbers will just regurgitate what the tenant dictates they want in a deal and will expect you to run numbers and tell them every move--you should run numbers but they should be able to do this on their own and not rely on you to tell them every move to make in negotiating an LOI. 

This way I didn't sound like a robot regurgitating information, or just like a guy obviously trying to push them to buy.

Watch what happens on the coasts, relating to 'anything' housing... and watch it get regurgitated through a 'purity' test a couple of months later in any other dem controlled area.

Because even when you try and help, you get vague answers or regurgitated nomenclature from the BP forums.There are always new investors in the forums asking questions.

Remember that your Contractor is the expert on the rehab, but may just be regurgitating something he heard once about a government program.

I talked with a few investors who spoke highly of it as well.Not sure if this applies to your situation, but I usually get better results with my wife when I pass along information for her to watch or read, rather then me trying to regurgitate it.
