My wife and I have just closed on our first property and I am actually taking this week, to clean and refinish some areas of the house.

However, it sands down nicely and looks great when refinished.

The question is - do we cover with new wall to wall carpet or refinish?

Monday is the 10th and the floor guy is coming to refinish the floors he needs 4 days to complete it.  

I did all of the stuff that people recommend; a thousand layers of oil based primer, replaced a bunch of drywall, painted, new carpet, refinish hardwoods, etc.

It looks like my best comp I have is 385k and was pretty standard looking - same type of flooring, kitchen wasn't high end refinish, bathrooms had basic tile.

Then it pays to have the hardwoods refinished and the windows replaced, stage it and sell it!

The home is currently zoned for a 2 family.I'm looking to refinish the basement and create a third (legal) studio apartment. 

I put new tile flooring throughout, added a closet to make a 3rd bedroom, new appliances, new paint, new counter tops, refinished cabinets and added new hardware, gutted and updated bathrooms, landscaped outside plus lots demo, fixed a roof leak, sheet rock work ect.. for $13,500.

i am having some 80 year old oak floors refinished this week on a rental that i own.
