In my old profession (CPA) you needed to pass a very hard test (less than 10% pass all the test on the 1st try), work for 2 years apprenticing another CPA and prove 7 competencies to that mentor.

@Aaron Montaguei disagree. college teaches you how to pass a test. you may learn things along the way, but most things you are never going to need in real life. especially needing to take something as dumb as art credits in order to pass a computer degree.

For Oklahoma you start as a PSA, provisional sales associate after you pass a test then you become a SA, sales associate, after you hold that license for a minimum of 3 years you can get a broker's license.As a PSA or SA, you have to have a sponsoring broker.

At a minimum, a home usually must pass a 4-point inspection to qualify for insurance (and thus financing), so if a house needs something as simple as a new roof or a new a/c or furnace (which is very often the case with REOs), it kills the deal for conventional, FHA, or VA financing.
