Many policies for a personal home exclude business pursuits and as a child sequence Air BNB would not be covered.

I decided recently to work on getting my real estate license and becoming an agent to help me learn the business more and have a better stream of income to help me in this pursuit.

Otherwise, you have not only tax losses, but real losses - hardly a worthwhile pursuit, in most cases. 

I guess what I'm looking to know is if we should continue our pursuit of buying a house in this area, wait to see if the market comes down some, or what strategies others have used in such a high market.

Wholesaling takes dogged pursuit of non-competition deals in order to be able to buy at the deep discounts.I highly recommend wholesaling but, as @Jay Hinrichs and @Jose Castillo mentioned above, it's not an easy strategy to get into so don't get discouraged and don't get stopped!

There are multiple deals in every city, just have to be on the hunt and relentless in your pursuit.

Given that you were able to track down these two victims, it is clear who the suspect is - (4) (because this is not a case where the suspect was still there when the cops arrived, or “hot pursuit”) the police report goes to the DA’s office, and an arrest warrant gets issued.
