Hold them for 10-15 years, pour all the income back into paying off the loan if you don't need it now, then use the 1031 exchange to leapfrog into bigger/better/more doors without paying the IRS for the privilege, rinse and repeat.

The difference is that more of your monthly income goes to pay down with the 15, whereas the 30 nets you more cash flow but ends up using more of that rental income to pay interest in the long run (for the privilege of paying over twice as many years).

@Shahn SattarI’m not a tax professional, but I don’t think you can pay their heloc and write off the heloc interest on your taxes as an expense.Only way you could write off interest as an expense in this scenario is if you are actually paying your lender interest for the privilege of using their money (on top of the interest the heloc charges).

They say the tenants are amazing because they don't want to lose the privilege and if you have a problem, you can just talk to their officer (I don't think that's the right word but can't think of it right now) or threaten to and they snap back in line.
