Often times you will pay much more in taxes than if you pulled the money out, paid the taxes and penalty and then started investing in real estate.For example, with the financing you mentioned, the IRA must pay taxes on the portion of the profit earned by financing.

There is a time and place for DSCR loans, depending on exactly what you are looking at.

(1) Ask for a pre-approval letter of some sort from their commercial lender?

Realtors typically pre-screen rental clients to make sure their time is not going to be wasted.

Depending on how the tenant works out, might ask you a few questions.

If you are taking the tax write off, you are acknowledging you are paying the debt.
