However, I don't know from a practical point of view if it's doable 2) Condo vs townhouse vs cashflow: I noticed condos  and townhouses are way cheaper in fort myers FL ( however risk of hurricanes) and maybe more opportunity for cash flow.

A better option would be to partner with someone who can bring the capital needed in exchange for you contributing your time, labor/effort, and expertise.

A company that specializes might be a good idea, but if that isn't practical because the potential difference in taxes isn't that great it is something you can do on your own.

That is one of my moves is to report Baselane to FTC for such fradulent practices, despite covered in footnotes in terms and conditions.
