and as a lender in possession the paper was rock solid .. never had one default.. 18 months in the house is half paid.

They used that period of unemployment to skip paying student loans and then try to get some kind of program/hardship deferral or something aka "gaming the system".

The reason is over a course of time the vast majority will never payoff and the fund will have to foreclose and take possession which cost a boat load of money ..

They have close family in the area they invest, perhaps even living in the investment property itself like their child who is a college student and rents other rooms in the house to friends, or their sibling or parent.

Initially, this might seem like a great idea as you can maximize rental income by renting out bedrooms kind of like college student rentals.

In that case, reaching out to the office of student housing at the college or posting your listing on Facebook pages that are created for student housing searches for that college can be a good marketing strategy.

What qualifications do you believe you possess that would make you a good candidate to advise others on the quality, safety and performance of potential investments?
