Cashflow on a spreadsheet vs. cashflow in real life are very different things, too. 

I am fairly new to the wholesaler life.

I’m personally actively looking for new investments in my local market (outside of Charlotte NC).

Specifically, must this be a commercial/business loan type where you have higher rates and shorter loan life or is there an alternative loan type? 

Really wish we would have learned how to better utilize buying real estate and finance and how life changing it can be.

Lastly funding developer who has 3 subdivisions going in WA DC market. these are big time deals and with our funds for the soft costs  500 k to 1 mil on each project my client is going to make  sit down  but probably over 10 million net  life changing money and well we will do good too !!

You and I both know, nothing is free in life.

Life Changing is my go to now as their owners and 5 of their loan officers have even joined my group.

As noted above, having an agent that is familiar with investing can help in how the investing market looks versus how buying a personal property looks.
