@Christopher Pepper  That area is known as 4X4 (The size is four blocks by four blocks) It is not a great area, although perhaps better than in the past.

Managers are also very hard to interview, you can pepper them with questions for a couple of hours, you can contact references, you can get referrals, you can get leases and contracts, walk through all the screening and marketing procedures...the list goes on and still end up with a manager who does not meet your expectations and it can also make REI not profitable relative to other investment opportunities (as is the case here with unnecessary vacancy).

(please respond quick...I just saw a sausage stand for sale outside my favorite Home Depot yesterday for $70K with van included...for a moment, I thought it might be better than going back/forth to our current rehab project site...probably just the smell of onions and peppers and sausages temporarily blinded me...still I think people will always be hungry...especially when walking out of home depot in a daze...day after day after day...I'm hoping someone's response sways me one way or another - sausage stands or real estate...I'm on the fence...)
