We purchased a property, signed contract for a 45-day SoW (cosmetic rehab, add AC) and after about 30 days it's been radio silence.We have been pretty patient and now at 60-days past closing we've engaged another local PM who is going to be re-keying, assessing rehab status and taking over from here.I think similar to OP there's nothing particularly nefarious or shady going on here, but the follow-through and ability to land a deal is significantly lacking with this team.

He's patient with the students and wants to know everyone. 

I've treated some patients in adult foster homes in the past - I wonder if connecting to the operations managers of those facilities would be beneficial?

Hello,I have a preapproval for 3% down payment conventional loan, as I own no property.Haven't found a house I like, I wanna be patient looking for my to live-in house, but I still wanna get a rental property where income covers all costs while looking for my own house.My question is, can I get a normal 20% down conventional loan for the rental, and then later I get a conventional 3% down loan for my house?

I’ll steer clear of them and continue to look for multi family properties and be patient enough to buy when the time is right.

Aside from nurses, a lot of patients do long-term stays in the area. 

The grind will be there and I just have to be patient.

I am left wondering do I stick to my guns and stay patient and wait for properties that make sense given todays rents and interest rates OR do I ignore the gap in what I am willing to pay and what the Sellers want knowing I will have to increase my down payment to 35% to 40% to get a solid property?

The biggest advice I would give on this is just be patient and be very communicative with your PM.
