We are not full time flippers, so we can be patient for a good house in a neighborhood we know.  

Just be patient, as Devin stated, the expectations of these loans being a complete pain were not properly set.

Even if you get nothing, you at least get the satisfaction of knowing it will hurt their credit and may prevent them from scamming another landlord or qualifying for a loan. 

They follow a straightforward process that has proven successful throughout history: increase earnings, reduce expenses, save as much as you can, invest as much as you can, and wait patiently. 

Hence why we have been patient with them and trusting them to do their part as professionals.

I'm certain it will take working smart and hard yet I'm patient and determined so it should all work just fine.

Perhaps not the best example, but  what you are doing is no different than a medical patient who walks into 6 doctors offices with a broken finger asking to be treated with radiation.

This is an example option if you are okay with being picky about what you want, patient, and really need the privacy.
