You want to find what exactly is bothering you as accurately as possible, then ask if you have the skill to make it better or do you have the tenacity to fix it through gaining the knowledge or farming that pain out to someone else.Now you can weigh the pros and cons Ben Franklin style.

Most significant are environmental issues centering around past or present leakage of petroleum products into the ground.

In the town my parents live in (small town in East Tennessee) there is a small solar farm.

I recommend you not go with State Farm.

My farm area is a 1 hour radius.

Find 2 or 3 strong wholesalers that are operating in your target areas by talking to people who are already investing in those areas (chances are they have used a wholesaler in the past, or are farming their own deals and may toss you whatever doesn't meet their needs), give them your buy box, and make sure you have your funding lined up to act quickly on a deal.

My family has owned a farm there since 1831 and my brother still lives there.
