Honestly, I'd offer them to pay a penalty of 2 months' rent-then they can move out with 60 days' notice and you don't have the repeated calls.

A wholesaler can come in and potentially save credit history, setup a deal to keep them in there home and even structure a deal to get the homeowner some equity back.The wholesaler/investor would never know this opportunity existed if they di not find a record/notice/document that indicated the home was being foreclosed on.

You can give them whatever notice is required by their existing lease to enter, go in or send your pm and take photos to use to compare for your records on move out.
