Hi David, I'm going to stink of total newbie-ness here.

I would not give up hope but I would financially & emotionally plan on it being empty for an extra month.On the west coast you are not fighting against weather, just against busy-ness and distraction of the holidays.But I would argue that many people want to look when they have more down time the week between Christmas and New Years, if your PM is working. 

I look at the data monthly and I add my personal observations in the Milwaukee market and then post a monthly market update on my YouTube channel: a slow down in competitive ness and even a slight increase in inventory is definitly something I am looking for!

My questions pertained to advice and steps going forward as well as possible "unusual-ness" of such a late report, etc. 

I got to 100% agree with @Jim Pfeifer it really comes down to how passive you want it to be, and you'll need to have realistic expectations about the returns for that level of passive-ness. 

Jk I have heard Pittsburgh is an awesome up and coming city with a focus on tech and eco-friendly ness.

I definitely won't pursue this idea until I can get a clear picture with my CPA about the realistic-ness of seeing that $15k.
