Tenants expect them and it is better to increase a small amount every year then a larger amount after several years.We typically know what market rent is from the turnovers and keeping a long-term tenant slightly below market seems to be the sweet spot.

I have seen as low as 10% and as high as 40% though so if you truly feel 30% is the sweet spot for you, stick to your guns!

But the real sweet part of it is that the rise in price stayed way up there and lumber dropped back down.. so we made it and continue to make a better profit on the last 30 houses..

But our sweet spot is 28%-31%, this is where tenants have the most stability.
