Oregon has a cool service since we ONLY hire licensed subs .. we simply input their company name into the state system and it will automatically send us an e mail if their license expires etc.. ( which happens to the best of them).

I still am on the lists of all the major wholesalers and still show up to showings occasionally on properties that might have enough margin for me but have not purchased recently from a wholesaler.Just like Adrien says, they provide a service of marketing and negotiating contracts for you.

If you're looking at a debt service loan, 15% is the minimum for a purchase but it's much more common (and rates are better) at 20-25%.

I figured if I was going to owe Capital Gains, a HELOC would make sense since you don't have to pay Capital Gains on debt service.
