I'm too busy :-)Can anyone make any suggestions on how to better stay organized and ensure that paperwork is not misplaced or forgotten, dates are not missed, etc.  

The stigma that exists towards investors (lowball offers, straw buyers, lack of funding, etc.) is largely misplaced and the result of a few investors that have given the community as whole a bad name.

Then material mistakes, misplacements, damages, and theft are the problem of the contractor, not me.

@Dan WeissmanI suspect your hopes of amity and equity are misplaced, and your relationship with these people is about to be ruined. 

Your fixation on the debt service ratio to me is misplaced, concentrate on that cash flow.

Where new landlords fail is generally in the area of misplaced compassion.

Once work begins, this also makes it easy for contractors to come in/out of the house without having to worry about a door being left unlocked, key misplaced, or running over to let someone in.

Because of this I don't think there will be much middle ground in the fight over housing.In my opinion tenant unions often have misplaced objectives.

There are plenty of "online" lenders that have rock bottom pricing....who will never call you back, take forever to do the loan, misplace all of my documents, etc.
