Seems like everyone knows something and has a story.Most people don't redeem, but I can almost guarantee that if you do a full nice reno, the word gets out and junior, who hasn't paid the taxes for 10 years, now has miraculously found the money and their 50% penalty....or they find a lawyer to challenge the sale saying they weren't property notified.

Bummer to hear this, you are at the mercy of who is scanning the color swatch, if I have a large job I will tell my contractor to mix galllons to even out the consistency..every custom color is different but miraculously have had some spot on matches.

He has to list the property, he has to get multiple offers, he then tips off his investor who miraculously puts in an offer $1k above yours, and you're SOL.Complete waste of time and energy.Last one we did, the guy relisted the property with the same agent and tripled the price.
