I am adding a dishwasher, microwave, and garbage disposal as well as recessed and pendant lighting and moving every other outlet and light switch around.The price I just got to put in a 200 amp panel and move it from inside the laundry to outside at the other end of the house was $3000, but that depends on what the power company makes them do as far as moving the meter and where they are allowed to put the new panel.The price for the rest of the work, which essentially amounts to rewiring the whole kitchen adding a handful of new circuits and some of the den is another $3000.

I have had my husband get annoyed about the install on a couple of items like fans and microwaves before I learned. did you know those microwaves have to have something to bolt into on the top...and they don't make cabinets 8 inches tall....

Some of the updates I want to make are built-in micro-wave, replace the tile in the kitchen and the carpeting in the living room with all porcelain tile.  

All the applicances including the fridge, stove, microwave, washer/dryer, and the A/C are new and installed within the course of that lease.The lease terms were that it would be paid 1st of the month but all the rent payments we receive are mid-month (after 2 weeks).Also, the inital lease term included only her and her two children.

I threw the stove out and replaced it with a microwave and a undercounter 1/2 refrigerator and hoped whom ever rented it would eat out.  

He just uses plug in hot plates and a microwave oven.

But also added on an unpermitted thankless water heater, built-in microwave oven and added can lights in each unit, and changed 12 windows to double pane.

@Mateusz Prawdzik thanks for your insights.When you say all kitchen appliances, do you include dishwasher and/or microwave?

@Veronica Thomas I have them sign off on a checklist through docusign that has a check-in / check-out column (fans dusted, floors mopped, self-cleaning oven cleaned, shelf out fridge cleaning, microwave inside clean, toliet scrubbed inside and out, cabinets crumb free, no chemicals/furniture/toliet brushes/brooms left on premise, no large garbage items on street curb, etc, etc) .

I want to put our old microwave, coffee maker, etc in the apartment and replace them for us, new.
