I've had two investment properties for seven years that looked like they would net 18% according to the spreadsheets that I very meticulously created.

Their base install ran $375 as I was allowed to wire all the EXIT signs, emergency lighting & hard wired smoke/CO detectors.Materials ran about $4,500 as I was able to use 3/4 Pex, but it took 18 long months of meticulous nook & cranny routing, sprinkler head installations & code inspections.

I am very meticulous in my decisions, and very thorough about my sources.  

, each property should have own file folders, there are punches that you can use with fasteners to keep orderly, I prefer digital and paper copy, computers fail, hard drives crash, papers get lost, Wisconsin isnt as paperwork heavy as some, you will also want a rent log of each property you can make up a master for that, with security info with it too, when we went digital(ages ago) I was the one to first teach our realestate office computers, and still see them fail so keep meticulous notes, it will actually be easier not harder

Going forward, you should be meticulous about maintenance.After you've taken those precautions, include some documentation with your insurance application and ask your broker to reference it in his/her narrative regarding the risk.

I can't speak about DC specifically, but I briefly used my rental as a vacation rental earlier this year.I was meticulous about setting up my unit so all the "little" things were taken care of to make it more of a home, rather than a hotel feel. 

@Jared MiyasatoWe just manage in the Metro Detroit tri-county area currently.In our opinion, a PMC can't be too detailed and meticulous with your investments. 

They do not want to meticulously forge documents that must be filed with the bank and the county clerk.

I definitely recommend having a GOOD lawyer for this transaction and following his advice meticulously.
